Phase II Site Assessment

We at PES Associates, Inc. have completed hundreds of assessments under various protocols and are prepared to manage Phase II environmental subsurface investigations to determine if further work is needed in order to comply with local, state, and federal environmental cleanup regulations. Our on-staff Licensed Site & Environmental Professionals, environmental scientists, and project managers effectively manage contaminated Sites from the original detection of the release to final closure.

Conclusions presented in our Phase II Environmental Limited Subsurface Investigations are based upon analytical test data from soil and groundwater samples. Therefore, the care exercised during field sampling is paramount. Accordingly, we have developed strict quality assurance and quality control guidelines for all field sampling procedures.

Our field analytical chemistry services are designed to complement our due diligence and subsurface investigative services.

Field Analytical Chemistry Services:

  • Designs tests for polychlorinated biphenyls (PCB’s), volatile organic compounds (VOC’s), polynuclear aromatic hydrocarbons (PAH’s), and total petroleum hydrocarbons (TPH’s).
  • Provides real-time results for time-sensitive decisions.

We apply state-of-the-art technologies to develop an integrated understanding of the asbestos, mold and lead conditions within a development site. PES engineers provide technical support from the investigative phase through the design and construction phases, advising on geotechnical design and acting as a resource for on-site construction management. Using a “best available science” approach, our experienced field team provides a full range of geotechnical services, including:

  • Preliminary site analysis, study of current conditions and review of existing subsurface data.
  • Coordination, implementation and management of geological site exploration.
  • Estimates of allowable soil bearing capacity and settlement for each recommended foundation type.

Transaction Screen Assessment

Your time is valuable and we understand that your deals can’t wait. In the event that a Phase I ESA is not necessary, we offer time-sensitive Transaction Screen Assessments to assist almost every aspect of your deal.

Our Transaction Screen Assessments are conducted in an expeditious manner. Our scientists inspect Site conditions and interview owners, occupants and abutters about known environmental conditions in the area. The focus of these Transaction Screens is placed on potential environmental liabilities associated with the historical and current uses of the Site.

A written report presenting the assessment findings is prepared along with a Site plan and location maps, photographs, conclusions, recommendations, and potential cost estimates for further Site investigation and remedial actions, if necessary.

Records Search with Risk Assessment

Records Search with Risk Assessment (RSRA) is an inexpensive service to quickly evaluate the risk rating for a property. All RSRA Reports are completed under the supervision of an Environmental Professional.

An RSRA is performed by conducting a radii search of federal and state government databases to identify historical use records for the property and surrounding area which indicate potential for environmental risk.

The RSRA Report includes:

  • A radius search database findings summary table
  • Federal and State listings summaries
  • Conclusion and recommendation
  • Risk Rating (High, Medium, Low Risk)

  • Cost effective and timely turnaround
  • Used for expected low risk properties
